Home Inspections

Our home inspectors are thorough and professional. Our standard home inspection covers your home’s structure, electrical, HVAC, plumbing, and built-in appliances. Every inspection includes a free infrared scan of each room.

Structural

The structure of a home is very important and includes many different components. Your inspector will visually inspect the foundation, roof, grading/drainage, attic, walls, floors, windows, doors, stairs, fireplaces/chimneys, and other attached items.

Electrical

Our inspections include a review of your home’s electrical system to check for potential issues. Your inspector will inspect the electrical service entrance, main electrical panel, electrical sub panels, wiring, and connected devices. The inspector will verify the presence of safety devices like GFCI, AFCI, smoke detectors, and carbon monoxide detectors.

HVAC

Your inspector will inspect and test the heating and air conditioning systems (weather permitting) to determine if they are operating correctly. Our inspections include the heater, air conditioner, ducts, chases, and vents.

Plumbing

Our plumbing inspections cover a visual and functional inspection of the plumbing systems. Your inspector will check the plumbing supply lines, fixtures, drains, vents, water heater, and gas lines. The inspector will run every faucet/fixture to check for proper flow and drainage. 

Appliances

The built in appliances will be inspected and tested during the inspection. This includes the dishwasher, garbage disposal, range hood, range, oven, cooktop, microwave, exhaust vents, garage door opener, and dryer exhaust.

Pool/Spa

If you’ve never owned a pool before, buying a home with a pool can be intimidating. Our pool/spa inspections will cover the pool’s liner, decking, plumbing, pumps, filters, heater, and chlorination systems.

Irrigation/Sprinklers

Make sure that your sprinkler system is operating correctly so that you don’t waste money on high water bills. Leaks and broken sprinkler systems can cause expensive water bills.

Termite/Wood Destroying Insect

Termite or wood destroying insect (WDI) infestations can turn into a long term (and expensive) issue. We always suggest making the most out of your investment by getting a termite inspection before purchasing a new property.

Water Quality Testing

Our water quality tests will give you a better understanding of what is in your home’s drinking water. We offer three levels of water testing with detailed water quality reports. 

Septic System

An improperly maintained septic system can cause major issues. Our septic system inspection will give you valuable information about the condition of your septic system as well as helpful maintenance tips to keep your system running properly. 

Sewer Scope

Sewer line inspections are affordable and typically quick to perform, but sewer repairs can be extremely expensive. Why spend the money on a repair when you could have avoided it with a simple inspection? You could end up digging up your yard or even driveway. Why risk it?

HUD/Renovation Consultant

We can assist you as a HUD consultant on your rehab/renovation project for
an FHA 203K loan or other
similar loans.

New Purchase Renovation

If you are looking to purchase a home with an FHA 203K loan or another similar renovation loan, a HUD consultant may be required to help oversee the renovation process. 

Refinance Renovation

If you are looking to refinance your existing home loan to complete a renovation project, your lender may require a HUD consultant to help with the renovation process. 

Draw Inspections

We can handle draw inspections throughout the renovation process to verify that work has been completed on a project.
